From suburban sanctuaries to outdoor space, we look at property characteristics that are set to trend in 2023.

The great outdoors

Outdoor space reigns supreme when it comes to features that house buyers are looking for in properties during 2023.

At the end of 2020, Zoopla reported that search terms “garden” and “garage” were popular on their platform before, during, and after the pandemic.[1]

With more and more people recognising the importance of outdoor space, we ensure that all our properties include a large garden and make the most of the spectacular surrounding countryside.

Spacing it out

In June 2022, Rightmove released information on their most popular trending properties. The one thing they had in common? All offered additional space: a home office, home gym, or al fresco dining area. There’s always demand for more living space, especially if each area has a designated purpose.

Also, according to propertypriceadvice.co.uk, adding an extra bedroom can increase the value of a property by 15%.[1] This shows you that indoor space is at a premium.

When we design our property layouts, we make sure to include enough space in each home for you to live. With more and more people working from home, that additional bedroom or extra kitchen space can make all the difference to the living experience.

Suburban sanctuaries

Considering the first two trends we covered, it’s no surprise that properties in suburbia are increasing in popularity. Suburban regions tend to have smaller populations, so they’re more likely to offer properties with outdoor areas and more space. Thanks to the abundance of parks and schools associated with more suburban spaces, it’s no wonder properties in these areas are selling well.

Our properties are located in rural areas but aren’t too far from the city life you might crave.

Making energy saving a priority

The British government aims to reach Net Zero emissions by 2050 and improve EPC standards so that most properties have a rating of C by 2035. With this in mind, it will come as no surprise that buyers are looking for sustainable properties. More and more people are considering their ethics when searching for property. Buying an eco-friendly house or one with sustainable features is a desirable choice for those who want to actively contribute to improving the environment.

Also, buying sustainable property is a fantastic way to reduce energy consumption and bills over the long term. And with the cost of living crisis, fuel crisis and hike in energy bills set to continue into 2023 and beyond, we think this trend will likely stick around for quite some time.

All of our properties are designed to exceed building regulation requirements and, for energy efficiency, include: 175mm PIR insulation under the floors; deeper cavity walls with higher spec insulation sheets; intermediate floors packed with insulation roll, which also helps with acoustic deadening; acoustic slabs in the internal walls; 400mm deep loft insulation above all ceilings; underfloor heating.

Suds and serenity

Next year expect an increase in demand for bathrooms that bring serenity. Natural wood and textures, plus some green and blue themes, are set to be the “in” bathroom trend for 2023. This at-home spa look will bring contrast to what’s set to be a challenging year for many (due to the cost-of-living crisis). Bathrooms and self-care spaces will become havens from every day worries.
